What does HomeHost do?

We offer a complete Airbnb property management service. You know all that work you have to do when renting out your place on Airbnb, Well, we do all of that for you. So you just sit back, relax and enjoy earning money from your place. From bookings and key exchanges, to cleaning and answering all guest enquiries, we do it all.

Who uses HomeHost?

Pretty much anyone who rents out their home — from owners who want to earn more through short-term rentals, or people on extended holiday who want to rent out their home while they’re away — can come to us for Airbnb property management.

My property isn’t even listed online. Can I still use HomeHost?

You sure can! If your property isn’t already on Airbnb we’re able to set all that up for you. We can also set you up on other booking sites such as stayz and bookings.com

Where does HomeHost currently operate?

Right now we’re focused on offering the best service possible to property owners in Sydney. But we’ve got plans to be a national operation over the next few months.

So how do I get started?

Simply click “enquire” on our website and away you go! We’ll then be in touch with you to find out more about your property and answer any questions you might have. Then, if you’re interested, we’ll send one of our team out to meet you or to assess your property and get the ball rolling.

Does HomeHost do the key exchange?

We sure do! And we don’t stop there. We do the key swap and then guide your guests through the property. No matter what time of day or night, we’ll meet your guests and make sure they’re in and everything’s sorted. We’ll even show them where the remotes are, where to dispose of garbage and take care of anything else you need them to know.

Will HomeHost clean my place before and after each guest?

We offer a complete service for Airbnb property management, so we can organise all of your cleaning needs. We’ve partnered with reputable cleaning companies who are trustworthy and do a great job. Additionally, we will check on your place before and after each clean to make sure the cleaning job meets our high standards.

Already have a cleaner you’d prefer to work with? No problem! We’ll work with them in the same way to make sure your place is spotless.

Can you restock my place with the basics after each guest leaves?

Yes! Based on our experience, and on your budget, we’ll recommend a number of things we think your place should have for each new guest. Things like shampoo, conditioner, toilet paper, salt and pepper, olive oil and maybe even a bottle of fresh juice!

I understand that HomeHost will give me a new email address, but will I still receive Airbnb emails after I change it?

Yes, you’ll still receive Airbnb emails. The change in email allows us to manage your account and do all the work. You’ll still have full access to your Airbnb account, which includes getting all their emails.

Do you communicate with guests as HomeHost or under my name?

It’s up to you, but we recommend we introduce ourselves as HomeHost, their on-call concierge for their stay. We’ve found that once guests are aware that we’re a dedicated host they’re more likely to call or email us with any questions, and not bother you.

What about guest reviews and feedback, will HomeHost take care of that?

We’re more than capable of writing and posting guest reviews for you. If you prefer to do it yourself, that’s fine too. If, on the rare occasion, there’s a need to respond to a specific guest review, we’ll be in touch and we can discuss how you’d like to respond.

Will using HomeHost affect my Airbnb rating?

Yes, our Airbnb property management services will affect your rating…for the better! As we respond to all enquiries promptly at any time of day or night, we can guarantee that people viewing your listing will get the attention they deserve. This in turn will increase your visibility and listing profile because Airbnb rewards attentive hosts.

Can HomeHost increase the amount I earn from my property?

The short answer is yes. The longer answer is that we have a team of data analysts who work with an algorithm that takes into account things like your postcode, neighbourhood prices and number of bedrooms to adjust (and more than likely increase) your nightly rate.

We’re also always looking to fill any vacancies for your place and are on top of any last minute cancellation to try and find a replacement.

How do you charge for your services?

We charge 15% of the total rental income for all of our Airbnb property management services (GST excl.), and a cleaning fee which guests pay.

We use specific criteria to be able to accurately to predict both occupancy and daily pricing.

What happens in the event of damaged property?

We do everything within our power to ensure your property is well looked after. That’s why we screen guests before they compete the booking. We make sure they’re verified and have positive reviews. If they don’t have enough reviews then we ask a number of questions until we are sure are the right fit for your place.

 

Additionally, we thoroughly check your place with a conditional report before and after guests leave to make sure all is well. If something is missing we will know. You can also contact us immediately and we’ll deal with it.

Can I use HomeHost if I only rent – not own – a property?

As far as ownership specifications, HomeHost operates within Airbnb terms and conditions. On this topic, Airbnb invites anyone and everyone to list all types of properties. This applies to renters, too, as far as using Airbnb, but it may be a good idea to review your contract or double check with your landlord that it’s okay to accept Airbnb guests.
